The Archive is a library-led residential building by Imtiaz Developments in Dubai Land Residence Complex (DLRC), Dubailand, and the concept is unusually literal. There is no conventional lobby: two storeys of shelves rise from the ground floor wrapped by a spiral stair, holding a real collection of around ten thousand books, and the front desk itself is built from stacked and bound volumes. Every residence is designed on the assumption that you own books and intend to own more - a shelf runs the length of the bedroom wall within reach of the bed, a reading lamp is fixed where a hand would naturally go, and a deep chair sits where the room darkens and the skyline arrives in the glass.
The building is configured as basement, ground, three podium levels, thirteen residential floors and a roof. Four typologies are offered, all quoted including balconies. Studios run 384 to 426 sq ft from AED 666,000. The 1 Bedroom comes in two formats, Compact at 546 to 1,053 sq ft and Executive at 605 to 1,234 sq ft, from AED 979,000. Two-bedrooms run 1,022 to 1,686 sq ft from AED 1.55M, and three-bedrooms 1,305 to 1,884 sq ft from AED 1.9M.
The shared spaces follow the same theme rather than the usual amenity checklist. Off the library sits the Writer's Room, a small study with a desk and a door that closes properly. The Reading Lounge is built for one or two people and nothing more. On the roof, a Reading Salon has a fireplace and deep seating, with a firepit and water feature outside for the cooler months. Beyond the reading spaces there is a gym set beneath a lattice of gold and glass with treadmills facing the skyline, shaped by Imtiaz's Raw Theory health philosophy; adult and kids' rooftop pools; a rooftop terrace garden with a barbecue lounge and an outdoor cinema; and at ground level a garden running the length of the building with floating cabanas over a shallow water feature, sunken seating, a mini golf course, a kids' play area and a dedicated pets' area.
On location DLRC sits directly off Sheikh Mohammed Bin Zayed Road. Dubai Academic City, Dubai Outlet Mall and Dubai Silicon Mall are each about 5 minutes, IMG Worlds and Global Village 10, the Mohammed Bin Rashid Library 15, and The Dubai Mall, Culture Village, Dubai Creek Harbour, Dubai Design District and Dubai International Airport all around 20. Two payment structures are offered: 50% across construction and 50% on completion, or a post-handover option of 60% during construction and 40% spread over three years at 3.3% quarterly.
